Project Vision
A private luxury resort experience
designed for the residence.
Kavor Studios proposes the complete restoration and transformation of the existing pool environment into a private luxury resort experience designed specifically for the residence.
The objective is larger than repairing a damaged swimming pool.
The existing pool has been substantially stripped of its original finishes, tile and portions of its plumbing infrastructure. The project therefore requires a combination of technical restoration, reconstruction, custom fabrication and new architectural design before the pool can be returned to service.
Kavor's approved design builds upon the existing pool geometry while introducing a more sophisticated architectural vocabulary of water, light, custom stonework, precision coping, specialty tile and resort-style outdoor living.
The finished environment is intended to feel as considered as the residence itself: clean, sculptural, dramatic and unmistakably custom.
Section 1
Existing Condition
The pool is presently in an unfinished reconstruction condition following prior demolition and remediation work.
Existing tile has been removed, portions of the plumbing system require tracing and restoration, and the exposed pool shell requires preparation and repair before new finishes can be installed.
Rather than simply replacing what existed previously, Kavor Studios is using this opportunity to rebuild the pool as a substantially more refined architectural feature.
Section 2
Pool Shell Preparation & Restoration
Prior to installation of any finish materials, the existing pool surfaces will be inspected, prepared and repaired as required.
The construction scope includes preparation and repair of the pool walls prior to tile installation. Alpha Contractors has allocated $7,475 for this work within its construction estimate.
Work will include, as required: removal of loose or compromised material; surface preparation; localized repair of deteriorated areas; correction of substrate irregularities; preparation of bonding surfaces; repair of areas affected during previous demolition; and final preparation for new waterproofing, tile and PebbleTec finishes.
The intent is to establish a stable, properly prepared substrate before any decorative finish is installed.
Section 3
New PebbleTec Interior Finish
The pool will receive a completely renewed interior surface utilizing PebbleTec or equivalent premium aggregate pool finish in the owner's selected color.
The GC scope includes pool repairs where necessary followed by installation of the new PebbleTec finish. The contractor has allocated $62,100 for this portion of the work.
This creates the visual foundation of the new pool.
The selected finish will be coordinated with:

- —Infinity-edge detailing

- —Spa/whirlpool finishes
- —Exterior hardscape
The objective is a consistent water appearance throughout the complete pool environment rather than a collection of unrelated finishes.
Section 4
Complete New Tile Program
The existing tile system will be replaced with a new coordinated architectural tile package.
The contractor's base estimate includes tile inlay work within the main pool, shallow pool and infinity-edge channel, with labor and materials valued at $36,800.
Kavor's completed design package expands the visual treatment beyond the basic pool waterline.

Additional Kavor Enhancement
The rear wall and whirlpool/spa treatment will also receive coordinated tile detailing as part of the completed Kavor design, even where those areas are not separately identified in the underlying contractor estimate.
These enhancements are being incorporated into the project to ensure the finished environment reads as one architectural composition.
Section 5
Custom Architectural Coping System
One of the defining elements of the pool transformation will be the completely redesigned coping.
This is not intended to resemble ordinary field-installed residential pool coping.
Alpha Contractors' construction estimate allocates $74,750 toward custom coping for the main pool, shallow pool and jacuzzi, including integrated tracking and wiring provisions for lighting.
Precision Fabrication
Where practical, specialty coping pieces and molds will be fabricated off-site in a controlled environment.
This allows the design team to achieve:

Completed components will then be transported to the residence and professionally installed. The intent is for the coping to appear architecturally manufactured rather than improvised on site.
Integrated Custom LED Lighting
The coping system is engineered to house custom LED lighting channels directly within the stone — creating a seamless, uninterrupted glow along the entire pool perimeter and every step.
This is not aftermarket lighting added after installation. The lighting is built into the architecture of the coping itself:
- —Full-perimeter LED illumination with no visible fixtures or wiring
- —Custom-milled channels integrated flush into the coping material
- —Seamless light lines that follow every curve, radius and transition
- —Step lighting embedded directly into tread edges for safe, elegant navigation
- —Coordinated color temperature tuned to complement the water and stone
- —No visible junction boxes, seams or hardware — only the light itself
- —Dimmable control for both ambient evening presence and dramatic nighttime impact
The result is a perimeter and step system that reads as a single continuous architectural element by day and a sculptural ribbon of light by night. This level of integration is what separates a luxury installation from a standard pool renovation.
Seamless Materials & Lasting Quality
Every coping piece, step tread and perimeter edge will be fabricated from premium-grade stone selected and finished to endure a lifetime of outdoor exposure without degradation.
The material strategy is built around longevity:
- —Top-grade PebbleTec interior finish selected for color stability, stain resistance and decades of service life
- —Premium architectural tile rated for permanent submerged and freeze-thaw conditions
- —Custom stone coping cut and finished to tight tolerances — no visible gaps, lippage or uneven joints
- —Seamless transitions between coping, tile, PebbleTec and step surfaces
- —Materials chosen for resistance to UV, chlorine, mineral scaling and thermal cycling
- —Commercial-grade specification standards applied throughout — not residential-grade substitutes
The combined coping, lighting, PebbleTec and tile program is designed to look as refined in fifteen years as it does on the day of completion. This is a permanent architectural improvement, not a maintenance cycle.

Custom Steps & Transitions
Pool steps will receive particular design attention.
These areas frequently reveal the quality difference between a basic pool renovation and a custom architectural installation.
Each step condition will be evaluated for:

Section 7
Architectural Perimeter Lighting
Lighting will become one of the signature elements of the completed pool.
The contractor's existing scope includes RGB lighting and associated wiring around both pool areas, stepping elements and the jacuzzi, with an allowance of $48,300.
Kavor's completed design further incorporates architectural lighting around the pool perimeter.
Lighting Intent
The lighting will be designed to:

Rather than relying exclusively on conventional underwater pool lights, the design uses integrated architectural illumination as part of the overall composition. The pool should have a distinct identity in daylight and an entirely different experience at night.
Section 8
Plumbing Restoration
Because portions of the original pool system have been disturbed or removed, the plumbing infrastructure must be carefully evaluated before the pool returns to service.
The GC scope includes:

- —Replacing necessary valves
Alpha Contractors has allocated $20,585 toward this plumbing restoration scope. The contractor's written estimate specifically states that this amount does not include pumps, heaters or filters. Existing equipment will therefore be evaluated during execution and coordinated separately if equipment replacement becomes necessary.

Infinity-Edge Restoration
The existing infinity-edge system will be incorporated into the new design rather than treated as a separate visual element.
Work will coordinate:

The edge must function technically while maintaining the clean horizontal visual language of the finished pool.

The sunken conversation lounge will be designed so that an integrated gas fire feature can be incorporated as an option.
The feature could function as either:

- —A recessed flame feature
- —A custom fire-and-stone installation
Final fire-feature specifications would be coordinated with available gas service, clearances and applicable construction requirements. By establishing the required infrastructure during construction, the feature can become part of the architecture rather than appearing as an accessory added later.

Whirlpool / Spa Transformation
The existing whirlpool will be visually integrated into the complete pool environment.
Kavor's finished design includes additional attention to:

The spa should read as another intentional architectural element rather than a separately finished component.
Section 14
Rear Feature Wall
The rear pool wall will receive a coordinated architectural tile treatment.
This treatment is being incorporated to create a more complete visual backdrop for the pool and improve the experience when the environment is viewed from the residence.
Rather than leaving this surface visually disconnected from the newly finished pool, the wall becomes part of the composition.
This is an included Kavor design enhancement.

As part of the overall project delivery, Kavor Studios is incorporating several enhancements beyond the basic pool restoration scope.

Alpha Contractors' underlying construction estimate dated September 2, 2026 totals $228,759.15 and includes pool-wall preparation, tile work, custom coping, RGB lighting, PebbleTec restoration and plumbing work.
All prices include all time, labor and materials. There are no additional contractor fees, surcharges or hidden costs beyond the figures shown.

The pool will feature crisp architectural lines, carefully coordinated water color, custom coping, premium aggregate finishes, refined tile work and a dedicated outdoor lounge environment.
Night
Integrated lighting transforms the perimeter, infinity edge, steps, spa and architectural surfaces. Water becomes reflective. The coping appears illuminated. The recessed lounge becomes an intimate entertaining environment. The pool becomes an architectural feature visible from inside the residence.
